Frequently asked questions

Renovation and refurbishment

How much does it cost to renovate an apartment in Lisbon?

The cost depends on the size and condition of the property, scope, installations, materials and equipment. We review the available information and identify included work and main exclusions in our proposal.

What does a quotation include, and what may cost extra?

The proposal identifies the agreed work and, as applicable, whether demolition, labour, materials, equipment, transport, waste removal, design and fees are included. Items not expressly listed should not be assumed to be included.

How long does a renovation take?

The schedule depends on scope, condition, permits, material availability and decisions. After assessing the project, ARROW can provide an estimated timeline covering the applicable phases.

Architecture, permits and qualifications

Can ARROW provide architectural design, permit support and construction?

Depending on your needs, services may include architectural design, support with applicable approval procedures and construction. The agreed scope, deliverables, fees and responsibilities are set out in the proposal and contract.

Do I need a permit to renovate in Portugal? Can ARROW help?

Requirements depend on the work, property and municipality. ARROW can review the situation and, when commissioned and applicable, assist with the necessary documents and coordination. Requirements should be confirmed with the relevant authorities.

What construction licence does ARROW hold and how can it be verified?

ARROW’s company information states IMPIC construction licence 88364-PAR, class 4. You can check the official IMPIC register or request current documentation from ARROW.

Construction and site management

Who carries out and supervises the work on site?

ARROW has its own project management and coordination team and assigns a person to follow work on site. Specialist subcontractor teams carry out certain trades. Responsibilities and communication channels are agreed at the start.

What happens if extra work or changes are needed?

Changes to scope, materials, costs or timing are documented and their impact assessed. Additional work should proceed after client approval, subject to the contract and any previously agreed emergencies.

How is the work accepted, and is there a warranty?

The parties should inspect the completed work and record outstanding items and corrections. Warranty terms and the aftercare process should be included in the contract and comply with applicable law.

Process, contact and service area

Where in Portugal does ARROW work?

Our work is concentrated in Lisbon and its metropolitan area. Projects elsewhere are considered individually based on location, scope, logistics and site supervision.

Can I manage a renovation remotely from abroad?

Yes, when the project and supervision arrangements allow. Video meetings, photographs and documented approvals may be used. Communication, update frequency and handover arrangements are agreed at the start.

What should I send for an initial assessment or quotation?

Where available, send the location, approximate area, photographs or video, existing plans, intended work, material references, indicative budget and desired timing. Contact us even if some information is missing.
